Most agents will discuss the 3 P's of marketing, but here at the Lally Team we have seven P's in our highly-refined marketing plan. Most other Realtor's three P's consist of this: 1) Put a sign up 2) Put it in the MLS 3) Pray that the property sells. While there is nothing wrong with this system, we prefer to do a bit more for our home sellers.   1. Price: This is the most important reason why a home will or will not sell. We do extensive market analyses to price your home at break points that leverage your home against your competition to drive up your sale price.
  2. Product: In this case, the product is your home. We provide a detailed to-do list so that you can make your home as perfect as possible before listing.   3. Promotion: We spend over $16,000 a month on marketing, so your home reaches the widest audience possible to attract the most qualified buyers. If you follow these three easy home-prepping tips, you can sell your home faster and for more money!
  1. Professional Cleaning: No prospective buyer will even consider a dirty home, would you? If you spend the cash to clean, it will pay dividends when you reach your final sale. This step is a sure-fire way to get buyers interested, but don't forget about the outside. Curb appeal is just as important as a thorough cleaning!
  2. Declutter: To go along with cleaning, you must remove any unnecessary appliances from your home. You're moving out anyway, so why not rid your home of those cluttered items beforehand? Renting a storage unit can cost you, but making your home look clean and inviting is essential to creating competition with buyers.
  3. Depersonalize: You want prospective buyers to be able to imagine themselves inhabiting this space, so erase any traces of yourself from the property. It's supposed to be their prospective home, not yours! You need not make your home a total blank slate, but be sure that it's inviting and not just boring. This could include repainting or even installing different ceiling fans or windows.

Looking for and buying a new home can be a headache. With countless resources, though, it’s easy to become an educated buyer. Be confident when making an offer by reading our Home Buying Tip Handbook.

We know that buying your first home, or any home for that matter, is a stressful time.  That’s why we want to share with you seven home buying tips to reduce and eliminate that stress!

1.    Find a good agent. Having an agent you trust and who can communicate effectively with you is the first step in finding your dream home.

2.    Check out prices. Visit websites like www.besthawaiirealestatesearch.com or www.TeamLally.com to find out prices of properties comparable to your dream home.

3.    Get preapproved. You want the seller to know you are a serious and qualified buyer.

6.    Get it inspected. When your offer is accepted, make sure to get your new home inspected by a professional and follow up with any further inspections suggested: termite, structural, etc.

7.    Speak up! After the home buying consultation, don’t be afraid to ask us any questions you may have.
