How to PCS to Hawaii

Today we want to talk to you about PCSing to Hawaii. There are a few things that you should know beforehand if you’re planning on making the move.

When you arrive on the island report to your unit the day you arrive and bring with you the following items:

Original orders
Airline receipts
Vehicle processing center receipts
Marriage and birth certificates

Our team is well educated in the military home buying process.

You should also have your reservations made for lodging well in advance. If the lodges are booked, pick up a letter of non-availability and stay at other approved lodgings. If you haven’t already figured out if you will be staying in base housing, renting off-base, or buying a home, visit the housing office immediately after reporting to your unit.

This week, Team Lally had a chance to listen to the chief economist for the National Association of Relators at the Ihilani Resorts - and he had a lot to say.

He had some good news for home buyers and homeowners as far as mortgages are concerned. There will be changes made to how FICO scores are calculated, which will make it easier to keep your score high. If you miss a payment but get caught back up, your score won't be as damaged as it would have been in the past.

The Federal Chairman also said lending guidelines for Fannie Mae and Freddie Mac will be loosened. This will make it easier for borrowers to qualify for mortgages. Additionally, he mentioned that the federal funds rate, which affects mortgage rates, may be raised as soon as the first or second quarter of next year. This means the rates we're seeing now are a pretty great deal.

The chairman also said rental rates are rising 3% to 4% nationally. Here in Hawaii, rentals are bit tight, so we think we'll see rates rise higher than the national average.

All in all, it looks like now is the time to buy. Since interest rates are the most important factor in being able to afford a home, you should lock in a rate now while they're favorable.

Today we want to talk to you about buyer agents. Why would you need to work with a buyer agent if you can just work with any agent that can get you in to the house? We are going to answer that question.

A buyer agent is a real estate agent that represents only you, the buyer. Part of being a buyer agent is helping protect buyers from making bad decisions like overpaying or skipping the home inspection. In short, a buyer agent protects you. Sometimes the best investment is the one you don't make. Buyer agents are the ones who help you make the best decision, even if that best decision is to walk away.

Getting into a mortgage is a big commitment, just ask the people who have been underwater on their homes for the last few years. We bet they wish they would have had a buyer agent to tell them that maybe they were overpaying or maybe they picked the wrong mortgage.
