If you follow these three easy home-prepping tips, you can sell your home faster and for more money!
  1. Professional Cleaning: No prospective buyer will even consider a dirty home, would you? If you spend the cash to clean, it will pay dividends when you reach your final sale. This step is a sure-fire way to get buyers interested, but don't forget about the outside. Curb appeal is just as important as a thorough cleaning!
  2. Declutter: To go along with cleaning, you must remove any unnecessary appliances from your home. You're moving out anyway, so why not rid your home of those cluttered items beforehand? Renting a storage unit can cost you, but making your home look clean and inviting is essential to creating competition with buyers.
  3. Depersonalize: You want prospective buyers to be able to imagine themselves inhabiting this space, so erase any traces of yourself from the property. It's supposed to be their prospective home, not yours! You need not make your home a total blank slate, but be sure that it's inviting and not just boring. This could include repainting or even installing different ceiling fans or windows.

Real Steel Dominates and Defeats Wood Yet Again!

Well, we hope to make one decision a little easier for you. Did you know that more than 70 percent of the new-home construction in Hawaii uses cold-steel frame studs in place of traditional wooden two x fours?

Hawaii leads the nation in Steel-Framed homes. According to a recent article in the Hawaii Business Magazine by John Stickler, Tim Waite of Hawaii Steel Alliance says there are five major benefits to using steel instead of wood.
  1. Steel has greater tensile strength and therefore needs fewer studs than wood.
  2. Unlike wood, steal does not warp, shrink or rot.
  3. Steel is termite proof and lasts for a long period.
  4. Steel-framed buildings receive better fire ratings.
  5. You can still go green! 66.2 percent of steel is recycled.

Four Ways to Improve Your Home's Online Presence

In today’s real estate market, 90 percent of potential home buyers start their search on the Internet. That means that nearly all of the time, a potential buyer will first see your home on a computer, not by walking through your front door. That’s why it’s crucial to put your best foot forward when presenting your home online.

Here are Team Lally’s four tips to help you make the best impression.

1. Declutter. Potential buyers want to visualize themselves living in your home, and clutter detracts from their ability to do so. We recommend cleaning well and reducing the items in each room by a third.

2. Have your home professionally photographed. Make sure your home is visually attractive online. Professional photos – not a photo from an iPhone or point-and-shoot camera – are required. Publishing clear, bright, wide-angle shots of each room will make a huge difference in how your home is perceived.

3. Record and publish a video tour. Do an actual walk-through of your home using video. This gives buyers a clear picture of your home’s actual floor plan.

4. Website syndication. You want to make sure your home is listed on as many relevant websites as possible to maximize your exposure. We strive for this with all of our clients.
